Residencies Terms and Conditions

CONFIRMATION

• A Residencies package is confirmed upon receiving the first month’s rent in advance.
• Confirmation guarantees a minimum tenancy of 3 months for the 3 – 6 month Residencies package.
  and a minimum tenancy of 6 months for the 6 month + Residencies package.

PAYMENTS

• Upon arrival consecutive months are charged in advance.
•  We accept VISA, MasterCard, EFTPOS and AMEX (a 3% surcharge applies to AMEX)

CANCELLATIONS

• Prior to arrival will be charged the first month’s rent.

AMENDMENTS

• We require 14 days notice for amendments after the minimum tenancy duration.

UTILITIES

• Free broadbandis capped at 3GB per month (calender month)
• Electricity is capped at $250 per month (billing month)
• An exit cleaning fee of up to $250+GST maybe charged.

SMOKING

• By virtue of the historic nature of our properties the Terrace Villas and in accordance of the Smoke Free Environment Act, we
  maintain a 100% smoke free policy for all apartments
• Most apartments have gardens and balconies for such use.
• Failure to comply will result in charges for cleaning.

COOKING

•  In respect of the other guests in each Villa and for future guests we do not allow the cooking of highly aromatic foods.

PETS

The Terrace Villas has many outdoor areas suitable for pets and welcomes their stay in the apartments on the following basis.

• Each pet stay needs to be individually discussed prior to stay
• Pets cannot disturb other guests
• Terrace Villas retains the right to charge for any damage caused and for commercial cleaning upon departure.
